Legal Due Diligence & Site Selection
The first stage of development focuses on a comprehensive legal and technical analysis of potential land plots. This includes verifying ownership through certified land titles, checking for any encumbrances or disputes, and confirming zoning regulations and permitted use. Parallel to this, site visits and topographic assessments are conducted to evaluate access, terrain, natural features, and development potential. Only after full legal clarity and strategic alignment is the final plot selected for acquisition and design planning.
Concept Design & Permitting
In this stage, the focus shifts to the architectural concept and master planning, taking into account the terrain, views, vegetation, and project vision. Collaborating with local architects and engineers, the development team prepares detailed drawings, environmental assessments, and technical documentation. Simultaneously, the process of obtaining construction permits and regulatory approvals begins, including clearances from urban planning, environmental, and tourism authorities if required. This phase ensures the project is fully compliant, feasible, and ready for groundbreaking.
Project Execution
This phase involves the full-scale implementation of the approved design — from land preparation and infrastructure work to the construction of buildings and amenities. A qualified team of contractors, engineers, and site managers oversees the process to ensure quality, timeline, and budget control. Sustainable practices are integrated throughout, including eco-friendly materials, minimal impact on natural rock and vegetation, and efficient utility systems. Regular progress reviews and transparent reporting keep all stakeholders aligned as the project takes physical shape.

    An accomplished Attorney-at-Law and leading Condominium Law expert with over 23 years of legal practice, this team member has held senior positions including Chairman of the Condominium Management Authority, Legal Consultant to national institutions, and advisor on housing law reform in Sri Lanka.
